Roofing Requirements

Our addition has a Code and Covenant regarding your replacement shingles.

Covenant Requirements for shingles are:

  1.    40 year composition shingles (not 20 or 30 year).  Also labeled as Hi-def Lifetime shingles.
  2.    Weathered Wood in color.
  3.    Matching “W” valley material.

Dear Fountains Resident,

This Memo was created as a protection for the residents of our neighborhood from fraudulent roofing contractors that take advantage of uniformed residents as to the quality and code of all existing roofs in our neighborhood.

Many if not all of our neighborhood residents received hail damage to their roofs and are seeking insurance replacement assistance.

It is imperative that you inform your roofing contractor that our addition has a Code and Covenant regarding your replacement shingles.

Covenant Requirements for Shingles are as follows:

  1.    40 year composition shingles (not 20 or 30 year).  This may also be labeled as Hi-def Lifetime Shingles.
  2.    Weathered Wood in color.
  3.    Matching “W” valley material.

The board and several qualified residents will be inspecting shingle labels on jobsites. If any roofing contractor is found attempting to replace a roof with shingles that are out of Code, the Roofer will be asked to cease and desist from continuing the roofing work and will have to tear out any non- complying shingles from the roof.  Please assist board in reporting any roofing that appears to be out of code on color or year rating.

Tips: Make sure you check for references and years in business. Check with the Better Business Bureau or Google before contracting with your roofer for previous complaints. Never pay for services upfront.

Don’t assume your insurance company knows that you have 40 Year Shingle requirements in The Fountains Neighborhood.  You need to tell them.
